1-Check in time is after 4 PM EST and Check out is before 11 AM EST. If you arrive in other time please inform in advance to arrange the best option possible to do your check in. 2-The Landlord reserves the right to inspect the premises with prior notice at any time to enforce the terms of this agreement. Should the Tenant violate any of the terms of this agreement, the rental period shall be terminated immediately. 3-The tenant shall maintain the premises in a good, clean, and ready to rent condition, and use the premises only in a careful and lawful manner. Tenants shall leave the premises in a ready to rent condition at the expiration of the rental agreement, defined by the landlord as being immediately habitable by the tenants. 4-The tenants shall pay for any damage done to the premises over and above normal wear and tear. 5-The tenants shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The Tenants shall not create noises or disturbances likely to disturb or annoy the surrounding property owners. 6-There shall be no smoking inside the premises NOR in the balcony. 7-Landlord shall provide towels, linens, cups; fork, spoons, dishes and other items as commonly used by the Landlord’s family .Toilet paper, soap, dish detergent; laundry soap, shampoos and other consumables are to be purchased by the Tenant. No reimbursement will be made for unused consumables left at the premises. 8-Daily maid service is not included in the rental rate however is available at an additional rate. 9-The Tenants and Tenants guest shall hereby indemnify and hold harmless the Landlord against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Tenants expressly recognize that the any insurance for property damage or loss, which the landlord may maintain on the property, does not cover the personal property of Tenants, and that Tenants should purchase their own insurance for Tenants and Guests if such coverage is desired. 10-The Tenant (s) Must abide by the rules of the Yacht Club at Aventura Condominium Rules. 11-No pets allowed. 12-Repairs: There will be no refunds for any mechanical appliance, TV, Cable, internet or A/C failure. In the event of any problem during your stay notify the Landlord and the problem will be taken care of as soon as possible. 13-The Responsible Tenant of the rent must be a minimum of 28 years old. 14-Damage security: A credit card will be requested as a guarantee at the time of your arrival and will be used if we find damaged or misuse of the property 15-if your reservation was made through a website like VRBO, Home Away, Airbnb etc. you must inform the four last digit of the same credit card used to make the reservation before arriving, and you might be asked to show the credit card at check in time. 16-No party allowed in the apartment. 17-Cancellation: All cancellations must be in writing and you may lose your deposit if we cannot re-rent the apartment for the day you reserved. If for any reason you should leave the property during the rental period, the rent payment is not refundable. 18-95% refund for cancellations up to 30 days before check-in. If booked fewer than 30 days before check-in, full refund for cancellations made within 48 hours of booking and at least 14 days before check-in. After that, 25% refund up to 7 days before check-in. No refund after that.
